To determine a value for your Emerald Hills Subdivision home, it's necessary to look at the market trends. This includes past sales in your neighborhood, and the current trend throughout the area.
Let's start with the past sales for Emerald Hills. This report will go back three years.
In 2014 there seven homes sold. The price range was $122,829 to 163,500. The average sold price was $145,147 and the median sold price was $145,000. So there were no surprises with a higher or lower end sale affecting the average price.
2015 saw five home sell. The prices ranged from $150,000 to $165,000. The average sales price was 160,800 and the median sales price was $164,000. That's a 10.7% average price increase in one year. We were certainly starting to see some market improvement in 2015 throughout Delta County.
There were fewer sales in 2016. Only three homes sold, and I think the low number of sales was due to a lack of homes on the market. Sold prices started off at $144,573 and went up to $174,300. The average sold price was $161,291 and the median sold price was $165,000. So there was no real gain in value over the last year.
Currently there is one home on the market priced at $179,900.
At this time the number of homes on the market in Delta is very low. What will happen in 2017? That's difficult to say. If the inventory in your neighborhood, and throughout Delta, stays low we could see prices creep up. I don't have the magic crystal ball that will tell us for sure what is going to happen. I do know we have seen some major price increases in many Delta County neighborhoods over the last two years.
I know that sellers would like to see this price trend continue, but the higher prices will also price a lot of buyers out of the market.
