staged roomProfessional staging sells homes faster.

It's no secret that sellers are taking a beating in the current real estate market. If you do not need to sell, now is not the time to try. If you do need to sell, because of a job transfer or family reasons, you want your house to staged roomstand out from the many other listings on the market. According to StagedHomes.com, staged homes sell on average around 31 days. The current average time on market is considerably higher than that. My observations of local sales confirm that staged homes do sell faster, and for close to the asking price.

Professional stagers try to create a pleasing, neutral first impression for buyers. Buyers need to picture themselves enjoying the home. All distractions need to be removed. Staging may be emotionally hard on sellers. They have decorated their home to their tastes and have added all these personal touches, such as family photos and items with sentimental value. Now they have to market their home for sale by removing most of the things that have made it their home.

Stagers have an eye for design and pleasant color combinations. They almost always start with cleaning and de-cluttering and rearranging furniture. Then they may suggest painting some rooms and adding some furnishings, to completely staging a vacant home.

Prices vary, but initial consultations start around $300.00 and go up from there, depending on how much work needs to be done and how much furniture needs to be rented. Staging certainly costs less than future price reductions.

Sellers need an edge in this market and with proper pricing and great staging, you can position your home sell your home faster than any other in your neighborhood.

I think this practice will become more popular when prices start to go up. Although, the need for stageing has never been greater.

And photography has become so very important as well.  But good photos of a cluttered or unattractive space, won't help you.  Nor will bad photos of a good place.  It takes both in this market.

Wayne I could have not said it better. It is so refreshing to see a professional REA talk about staging in such a positive way. So many Agents just do not have the ability to educate their clients about staging. I wish you were not so far away. Keep spreading the word.

Staging is extremely important. A home may not sell if it isn't staged right in the current market we have.

Thanks to everyone for responding. It is important to have your listing stand out in this market. One way is to have the lowest price in the area. Another way is to be perchieved as being the most desireable in the neighborhood. I think staging accomplishes this and ultimately leaves more money in the seller's pocket. A clean, sparkling, well appointed house attracts more attention than an ordinary listing and creates value and desire in a buyer's mind.

My clients fell in love with a home last weekend and wanted to make a full price offer immediately so as to not "lose" the home to another bidder. Why? The home was staged beautifully. It was money very well spent by the sellers.

Wayne, I am considering taking the 2 day REALTOR staging course as I love the way a stage home shows.  Plus it just looks like something I would enjoy.

Staging, by a professional, can truly give an edge to the seller. But it is difficult for some sellers to make those changes.

I had to come visit you Wayne! You need to post this on the group Stage it Forward - it's a great blog and supports the industry I love - real estate merchandising or staging!
