Turning in Record High Numbers for Real Estate in Battle Ground in Total Year 2016!
Typically one of the fastest growing smaller towns in Washington State, and considered one of the more affordable areas in Clark County, for 2016 Battle Ground WA real estate now exceeds the county's Average Home Sales Price and The Median Price as well! This report will cover the highlights for Pre-Owned Home Sales in 2016:
- The 3-Month Moving Average for Price is up $34,704 or +11.4% compared to the previous year's mark; with the 12-Month Moving Average now up $37,750 or, +12.7% higher than at the end of 2015.
- The Inventory level for Resale Homes has dropped to 1.1 Months - an Extreme mis-match of Demand vs. Supply!
- Approximately 603 Resale Homes closed in 2016, compared to 555 Sold in 2015; an increase of 48 homes or, +8.65%.
- REO/Bank Owned property sales were 16 unit (2.7% of total); compared to 36 (6.5%) in 2015.
- Short Sale /Pre-Foreclosure property sales were 10 unit (1.7% of total); compared to 19 (3.4%) in 2015.
Even though Battle Ground now has average home sales prices higher than the Clark County Average, as a fast-growing town we must also recognize that some of the weighting here comes from the fact that the relatively newer inventory will tend to see a higher price; and another weighting will come in from this area for large-lot/acreage property sales.
Our custom Battle Ground WA Real Estate Charts which will make it easier to discuss this market's action. The initial chart shows the number of Homes/Units Sold (Excludes New Construction), with a short term trend line (in Red) calculating the 3-Month Moving Average; and the long term trend line (Blue line) equals the 12-month Moving Average.
Although the short-term trend's high did not exceed that of last year, this year that peak level was maintained for about 3 months. We can also see from the long term line that the increasing volume started about 3 years ago. With inventory levels down to about 1.1 months, we suspect the trend line will start flattening to some degree - although the market pressures may not be slowing.
Next we'll go to the Average Sales Price, which has jumped considerably in 2016, with as of yet, no sign of slowing anytime soon.

The month-by-month action, shown in the first chart let's us see how much greater the activity was in 2016 compared to the prior year.
The second chart provides a look at how the new listings are coming on the market, on average, priced higher than the closed sales price.
The final graphic is showing how Average and Median Days on Market are on the whole, show a accelerated pace of sales in 2016.
