With over 79 million Americans over 65 - Are they sellers or buyers?

Builders in our area don't seem to want to cater to the 65+ buyers and are builidng 2 & 3 story homes & townhomes instead of one-level homes.  This is forcing the older generation out of the urban areas into the desert areas of CA or into other state.
