fake newsFake news.  You've heard the term if you've been anywhere near a TV, paper, magazine or Facebook in the last few months.  And if you think I'm going into politics, guess again!  Not today!

But fake news is out there and it involves more than just politics, it's in the real estate world too, it just isn't always so obvious but as agents we run across it all the time:

"My friend that lived down the street told me he sold his house for $300,000!"

Say whuuuut?  The highest any home has ever sold in the neighborhood was $20k below that number! 

"Move-in ready"!

Sure, if you don't mind a few spots on the carpet that are bleached out from Pepe the Piddler and his nervous bladder.  And the smell??

"4 bedroom home for sale".

Wait, #4 is in the basement?  And without an egress window?  Geez, we're in this house under false pretenses.

"Newer roof".

Uhhh, that roof was put on during the Bush presidency, the FIRST one.

Get the drift?  We're just scratching the surface.  Fake info is out there.  As your agent it's my job to help you know which "news" is reliable and true, and what's been manufactured to separate you from your money.

And how about faking something by not mentioning it? Like mentioning that the condo yes, in oceanfront building, but the unit itself does not have water view... And getting someone to come under false pretenses

Uh, YEAH.....and let's throw "misrepresentation" into the mix, since that's often what realtors do, as in the example of the 4th bedroom that you mentioned with no egress. I had an agent who took over a listing of mine because the seller wanted me to put "lakefront" and I was quite clear that it was in fact NOT lakefront, that his property didn't have a physical boundary that his home connected to lakefront, so I couldn't in good conscience describe it that way. And my agency had sold him the property long ago and it was not represented as that then, either. The new listing agent put "lakefront" and I knew that if I called her out on that it would present problems down the road. So! I brought great buyers and told them right up front that it was NOT LAKEFRONT and they were completely okay with that. To this day, I never called out that realtor, but boyhowdy, I'd really like to.

Christina, It can be a confusing environment, both in real estate and "that other place".

Michael, I know I've gotten adept at reading the MLS info and coupling that with Google aerial shots to ascertain the odds of that 4th bedroom in the lower level actually having a proper egress.

Jon, That just makes for a lot of upset buyers (and agents). Not good for anyone involved.

Kathy, Unfortunately see it way too often.

Hannah, We clear up what we can, but sometimes we need that home inspector to be the final call.

Ed, It can perpetuate.

William, I know I've seen those metal roofs spreading in popularity in my parents' area in West Virginia. Not so common here in our corner of Ohio except where you mention it, on pole barns.

Gayle, I get pushing a bit if something is borderline (e.g advertising a 3 bedroom with loft as a 4 bedroom but then making it VERY clear what the situation is), but out and out lying?  That's not good at all.  And from that point on you know what that agent is made out of.

Anita, We've seen a lot of the "fake"over the years, so it's easier to detect.

Oh, this got me laughing...also reminded me of a client who insisted a "buddy" (isn't there always a buddy?) who bought a house in a certain neighborhood for $xxx.  I blurted out, "he's lying" before I could stop myself...since I had dug in, I also bet him $100 I could prove it, too, which I proceeded to do...His buddy lied by about $200k, but I graciously declined to take my client's 100 bucks.  LOL  We had a great relationship, so it was all in good fun, but I do try not to blurt out things before I have a chance to think.

Michelle, Some puffery I can deal with, it's the blatant misrepresentation that chaps me (e.g. the basement bedroom that's not)

Susan, That gave me a good laugh!  I think we've all been there where something got out before the brain brake could kick in!

Excellent analogy, Liz and Bill Spear ... Real estate (and mortgage) info, is just like political and world news in another way too.  Once the bad/incorrect info is out there, the damage is done.  Much harder for professionals to erase or negate the wrong info then present and teach the correct info in the 1st place ...

Gene, And sometimes (from what I've seen) there's not even a desire to reel in the incorrect info and then the real "fun" starts.
