Sometimes the cold hard truth is hard to take. Especially when it means a seller may be upside down and have to bring money to close. I can't tell you how many times lately when we've ask potential sellers in an interview, "What is most important to you". The reply was honestly. True sellers in today's market want to know the truth. They want to be told what it will take to get action on the home. This is one of the keys to getting interest in our markets flowing.

I have lost listings because of my honesty but better than an overpriced listing.  I'm with you I think honesty pays and will continue in that regard.

Wow... honesty! How novel in this market!

I agree with you both... I think too many new realtors are accepting ANY listing and thereby hurting the clients and the environment for the rest of us to function. 

Regarding Upside Down... that's definitely something to address along the life of the house with your clients.  I wrote a blog about inventory - meaning your inventory is your clients... and with a good mortgage partner like me, we can keep an eye on the clients to help them so they don't HAVE to go upside down or fix it if they do.  Then you've got a client that's ready to buy house #2 whether to move or for rental sooner!
