Bigger than life and death important in the purchase and sale. Pretty big stakes involved, large steps need to be taken when the buyer or seller wants to play the real estate game.

What moves to make, when to hold your hand on the game piece and just be patient. There are rules for both sides of the real estate buying and selling exercise playing field. To make it pleasant, productive, pretty much quick and painless. To avoid the thin ice, the mud holes of quick sand and to keep everyone in the real estate row row row your boat on the way through the mist to land at the property closing. It's our job as the real estate professional to keep the playing field free of debris, to watch for red flags, to attack problems not personalities. And sometimes to apply a toe tag, pull up the white sheet and wave the flag of the same color.

Because it's all over. Start the bus. Not every listing gets to the closing on time or at all. Overpriced properties are sure listing sale game stoppers. Lack of marketing or luke warm excitement with skimpy details won't get front row seats at a real estate closing either. The buyer and seller don't deal with the real estate process daily like the agent, broker, REALTOR does. Make sure it is a full time real estate professional for the best outcome possible for everyone involved in the property sale.

Would you go under the knife for something serious if the guy or gal holding the scalpel had no end runs under their belt? You want to trust someone who has done this operation before and sees the signs that guide the steps needed to be taken. And assigns, cattle prods to make sure all are doing their part in the formation.

Like the reporter with the five "W"'s just the facts, current helpful information without anyone being snarky sure does help too.

Emotions can run high but it is still be polite, have manners. No pushing or shoving, avoid shouting and keep your eye on the real estate moving ball as the clipboard of moves get put into play. And depending how this goes, then what's next is learned by thinking on your feet, to advance in the play by play to inch closer to the "pass the keys please". youtube logo real estate

Play well, don't run with scissors, take turns, use your indoor voice. Use the two ears and close the pie hole. And have lots of empathy, mixed with real estate candor. Your real estate buyer and seller can handle the truth Colonel Jessup. Spill the beans and clear the air. Include everyone in on the what's that sound, what's going down. Like the Buffalo Springfield song that asks do see what is happening that some in the audience may have missed. Be helpful, be a listener, be a little red hen real estate service provider.

With most everything one attempts, a part time effort almost always yields part time results. 

Understanding "what's on the other side of the fence" and how we treat prospective buyers and sellers should remain of paramount concern for any real estate practitioner.

If the the agents, buyers and sellers attack the problem or obstacles and not get nasty with barbs that don't help the sale move along in personal attacks, not every sale gets to the closing. But no one bloodied in the fray that does not need high emotion of crazy anger mixed into the buy and sell process.
