Excellent list.  I have rental property that I manage myself, but unlike the average person, I've taken property management courses, and am in the business.  To me, the most beneficial reason go have a property manager is it takes out the personal issue of dealing with a tenant.  Most non professional landlords are too soft on tenants who are late, or otherwise stop following the rules set out in the rental agreement.  Additionally, non professional landlords do not understand all the liabilities.  Nice list Corey.
