The greatest difference in this market from last month is in the $700-800k range where nothing has sold, but 4 homes came to the market. The last condo to sell in this price range closed in October. The increase in inventory, plus the amount of time it has been since the last closing has pushed the month's supply of inventory to 4.8. The home that is under contract has been on the market for 100 days, so it might not have much of an affect on this number when it closes. These homes are still in a seller's market, but if more listings come through during the spring season and they continue to take months to sell these homes could approach a balanced market this year. The median sales price for condos in Museum Park was $580,000.

There has been one new listing and one home went under contract. We are still seeing low market times among the townhomes, but this trend could be taking a turn as the average market time among those under contract is 121 days with a range from 51-232. Even at that inventory is so low that it will still take a lot to bring these homes out of a seller's market. The median sales price among townhomes was $465,000.
