The housing market in Pikesville, is still quite strong as it was last month.

 

This is good news for both buyers and sellers in our area.

 

  •        Good news for sellers because the average Days On Market is down so this means that homes are selling faster than they did this time last year and there is also low inventory.                                                                                                                                                                                          
  •        Good news for buyers because interest rates are still low and there are great programs available for the purchase of a new home. 

 

Average Sale Price: 

The Average Sales Price in January 2017 was $236,468.

The number of properties in this calculation was 36 with prices ranging

from $27,000 to $614,045. This is a decrease from January 2016

of $30,252 or 10.2%.

 

Current Active Listings: 

The Current Active was 139 with prices ranging from $39,844 to $4,495,000. 

 

Average DOM Sold: 

The Average DOM (Days On Market) Sold in January 2017

was 51 with prices ranging from $30,000 to $244,638. The average DOM sold

decreased by 21units or 29% compared to January 2016 numbers. So we are

seeing that DOM drastically reduced which is not surprising as there is

currently low inventory.

 

Numbers Sold: 

The Number of units was 36. 

 

Under Contract: 

The Number of Under Contract YTD was 24 with prices ranging from $59,900 to $1,095,000.
