Don't Say Anything

 

In the past ten days I have had three separate buyer's agents show my properties to different buyers. Each time they have told me not to say anything...letting me know their buyers were not aware  of the other client  looking at the same house.

 According to the exclusive buyer brokerage agreement, the agent has the right to show the same property to other buyers without consent.

 

As the listing agent, I am not complaining since I am working for the seller and I'm happy showing my homes to everyone...so

Of course I  won't say anything!

I showed a townhouse today and show it again tomorrow!! When I asked for appointment, the agent replied: "BOTH DAYS??" Yes, I answered - two different Clients!

Lynn If I were the buyer, not so sure I would think it was funny. (The buyer doesn't have the right to look at other houses with another agent.)

Good morning, Margaret... this happens more often than we realize especially when inventory is thin. And I've been known to show a home to a client for whom it was quite right, but it got me thinking that it would right for another client. In 25 years I've never had two clients want to make an offer on the same home.

I have seen it happen on my listings. Same agent submits offers for 2 different buyers. They weren't even close.

Hi Margaret - Our buyer agency agreements specifically allow us to do that as well, but it can get awkward. Working as a team, Mary and I can minimize that a bit, but there have been some testy moments over the years.

Obviously, our buyer brokerage agreements allow this as well.  It does get awkward if they want to both make an offer.  That's usually when I pull another agent in to help one or the other buyer.

Although the buyer broker agreement allows this, it can be quite awkward at times so I ask another agent to help me or the other buyer out.
