Should I make an offer?

Who can answer my question? asked a buyer agent calling on one of my new listings. As with most new Manchester NH area home listings we take, we had quite a few showings the first day. The buyer broker was asking if their buyer should make an offer??? As I sat in silence, the simple answer is "If they are interested in buying the home, then yes they should make an offer." 

 

I thought to myself, "isn't this Buyer Broker 101." Step 1, see the house, Step 2, If the buyer wants to buy it, make a good offer. Step 3, call listing agent to see if there are any other offers to know whether they should make their best offer right up front. 

 

Of course before Step 1, you would pre qualify the buyer to know they can even buy a home and what price range they should be looking in.

 

Then I literally fell out of my seat when the Buyers agent asked me what they should offer. Shouldn't they have this conversation with their client? Shouldn't they pull comps to show their buyer the value and what to base an offer on? My answer is simple, if they want the home they should offer at least full price. They chuckled....

 

Here we are the day after, multiple offers submitted. All presented to the seller where they have chosen one. What you wont find is an offer from that buyer broker or their buyer who called and said they would meet next weekend to discuss..... Sorry, the home is under contract. Well it would not be a good start to the day without a call from that buyer who asks why they hired the agent the did???? I do not know, you tell me.....

 

Their choice of agent was rushed and you see the result.... I did tell them double but they didnt really get it and followed that by at least full price but it didnt sink in Sally K. & David L. Hanson

You are right Scott Godzyk If you really want to buy a house (or any real estate) YOU NEED TO BE READY TO MAKE AN OFFER. And you should make the best offer. This just seems like common sense, but too many just don't get it.

I hope these buyers (or would-be buyers) read your post.

Good grief.  This reminds me of the two buyer's agents, both with clients interested in one of my listings.  They each want to know when the other is writing.  Why?  Make an offer now and I'll present it.  I am not in the habit of collecting offers.   You can only sell the house to one buyer.  If they are amenable to the seller's terms, why wait for more than that?
