My buyer client just went under contract for the sale of 1415 Sherman Avenue Evanston IL 60201. There were 3 offers including ours and by putting a strong offer together pronto we are now in a pending sale. It was not all price that did it.
I want to tell you prospective home buyers about this so you too can see success and find the right home. There are a few issues that help make the seller accept your offer and it is so important for a Broker to address this in the correct manor.

By the time he would have upgraded the kitchen and bathrooms he would have spend so much money that it was not balancing out. You must look at the big picture. How much work and headaches are you going through before you are satisfied with your purchase.
We found 1415 Sherman and went in the second day on the market. He went again on the open house last Sunday and then asked me my opinion. Here is what I said and did.
I explained that this condo had value in that it was move in ready. This property had an elevator and attached underground heated garage. The complex of the Mid-Rise building was located a couple of blocks from many shops and restaurants.

Steps to a successful and accepted offer.
- We wrote the contract fast and had an amount of earnest money that showed we were serious.
- We wrote in a closing date that was 60 days out, a reasonable offer with a mortgage.
- We had 20% down and offered the opportunity for the seller to call the lender and verify that.
The offer was not over or even at the asking price and that is all I can say at this time.
