Preparing for the Appraisal Visit

This information came to me from an email from Finance of America.

So many times borrowers want to "clean house" to prepare for the appraisal visit. That is always a good thing but not required. Below is a list of things that are actually required.

Borrowers/sellers, brokers, and realtors may all be inclined to suggest a certain value or value range to the appraiser, and most often this is done innocently with no intent to influence, but, ultimately, this may improperly influence the appraiser.

 

Important Information

    In an attempt to prevent unnecessary costs or timely delays, please be aware of the following:
  1. Carbon Monoxide Detector - requirements in your state (not required in AZ, HI, NM) and have a functioning Detector installed in the home prior to your appraisal inspection if it is required. It is your responsibility to ensure you have functioning Detector on every floor & in some states/counties for new construction & remodels it's required to have a Smoke Detector in every sleeping room. If you are a homeowner, landlord or tenant with questions about smoke detector or carbon monoxide detector requirements in your area, please contact your state or local housing department. You are required to let the appraiser know the locations of the Smoke & CO detectors. These detectors are low cost, easy to install, and will prevent the potential need for the appraiser to re-inspect the property.
  2. Health & Safety - you are required to let the appraiser know if there any obvious health & safety issues. (i.e. missing plumbing or toilets, missing switch or outlet covers, exposed wires, etc.)
  3. Permits - let the appraiser know if the property has any permitted or unpermitted additions.
  4. Utilities - you are required to ensure they are turned on and working. (i.e. gas, electrical water, etc.)
  5. Swimming Pools - please make sure it is filled and the equipment is functioning.
  6. Water Heater - states require that the water heater is strapped or, as in California, double strapped.
