The Inventory has decreased and for us this has been a problem for some time, as you can see it has not improved. IF we compare it to 2015 yes there is improvement, but if we compare it to 2016 the graph tells a different story.
There is some good news in spite of the fewer listings we still managed to have some fantastic closed sales compared to the previous two years.
Now I know I do not need to show the next graph you can already guess the Days On Market (DOM) will show you how fast the Single Family Homes are selling in Santa Monica, CA
As you can see as soon as the property hits the market it is virtually gone instantly. Now with that said if we look at the SOLD prices no one will be surprised based on the above data that there is a price increase.
What is interesting that there has not been such a large increase on the Average Sales Price, never the less keep in mind the increase since 2015 has been quite impressive.
