Would you want to see labels on your new house features?

This is a brand new house, not lived in, and my client and I were conducting the final inspection prior to the final walk through.

When facing the house one interesting feature is a thin, horizontal trellis over the garage door.

It is beautiful.

But when you look at it, staring right back is a label on the end of the beam!

Wouldn't you think that labels like this would be removed?

The beam still has the factory finish because the weather does not permit painting.  The builder has a county waiver to complete the painting in the spring when weather temperatures are more suitable.

But still, why not remove the label?  It seems to me that doing so would be a Best Practice!

At least the beam was MADE IN THE USA!

My recommendation:  this is not a huge deal!  But why not have the house ready for the "big reveal" when the buyer goes through it for the first time since it was completed?  Taking care of little things like this indicate careful consideration to the house and getting it ready for the buyer to enjoy for the first time.

That's what I mean by the word "reveal," Kathy.  This is their first view of their new house!

Grant - this, and many other things, did not make that good impression.  See my post yesterday about the missing HVAC register!

They didn't pay attention to the details. Wonder what else they missed.

I had a client who bought a brand new townhouse. During the inspection the inspector noticed one of the new rich brown kitchen cabinets had been scratched. And someone colored it in with a black sharpie. 

You can imagine that we found other half-assessed "fixes" throughout.

Ah, the details. It's the "little" things that make such a big difference. However, I was glad to see the "made in USA" sticker.

Perhaps, Lise, but some of what the buyer found out wasn't complimentary of the builder!   See the comment to Kat above.

Whoever ordered the addition needs to remove the labels whether it is made by xxxx.   I had a deck the builder was in such a hurry he left all labels on each board facing with falling screws all along.  On the fence it was ditto. Ran out of screws substitute with cheaper nails. Furthermore, the contractor substitued fencing materials with thinner boards ($2.45 vs 3.75 a piece -home depot junk not Ace Hardware as pledged).  The boards are quickly warped under the sun. Will not use him or recommend him ever.

Leaving labels is unprofessional at best, Sam.  And substituting materials is pathetic, at best.  If you are doing a job, have enough material to finish it!  And stick with the same quality.

On home major improvements I always select and pay for the materials and contractor gets paid by the labor.  However, they have no regards to quality and will substitute with cheaper materials. On recent paint Eduardo left two closets unpainted I had to finish the job myself.


The fence job was charged by the lineal feet.  Some even want $50 a ft for redwood fencing.

Totally agree with your post, have it ready for the big reveal, never sure why builders seem to expect their customers to be happy with thewalk through hasving to point out all the faults.

Seems that the evidence points to a lazy builder. That doesn't sit well with potential buyers. One sticker no big deal, but little things add up and don't go unnoticed.
