When we came upon this Concord NH area home, another buyer came running out with their agent saying :you do not want to go in there." My buyer looks at me, and walks faster.... toward the building. His motto is the dirtier the better. Less offers to compete with.
Have you ever seen a Home Buyer get excited about a dirty home? I have, and that should make the seller worry. You see, I have a nice group of different cash buyers I work with, ready to buy any home that needs work. They know, the worse the condition, the lower the price.
At the end of the day, no other offers came in. My buyer made a fair offer, lower than their high asking price, but was right on after deducting for repairs. Had they simply cleaned the house, they could have got much more.
IN THE END THE LESSON IS: That a listing agent needs to tell the seller what will make the sale easier, what will attract more buyers and bring in more offers which can lead to a higher sales price. The hard truth is cleaning takes time and elbow grease, not lots of money.
