I am amazed at how many investors hire an agent that seems to have all the answers, but really great agents will always say, "Let's find out." The reason I say this is because the biggest and most expensive mistakes made in real estate investing are the ones that are made on someone else's knowledge instead of your own due diligence.
Laws are constantly changing and what might have been the correct answer last week could be the wrong answer this week. That could cost you thousands of dollars, and to me that just isn't worth it.
When an investor asks me a question about zoning, and what they can do with a property, I always answer the same way, "Let's find out." Then we drive to the county together and hear the answer at the same time. I never go get the answer for them. We always get the answer together.
So, how does your agent answer your questions to very important zoning changes? Remember it is your money and you shouldn't let someone else spend it!
