It's Valentine's Day Week and there is talk about what to get that special someone. What comes to mind are those special home buyers and the attributes that make them so endearing and enjoyable to work with.
We that are in the real estate business love what we do and love seeing the smiles of a buyer when they find the right home. We love seeing their dreams realized and love to share their excitement.
Buying a home is a wonderful gift anytime of the year but what a great gift at Valentines Day. We love it when we have a cooperative and willing buyer and everything falls right in place.
There are things a buyer can do that make the process go more smoothly and cause us to love working with them. These 12 reasons will get the real estate agent loving the buyer and wanting to keep them as a client for life.
- Hire your agent and commit to your agent. Listen to the advice and allow your agent to do what you hired him to do, represent you.
- Be open and let the agent know your motives. Don't keep secrets. We are on your side and want to see you reach your goals.
- Fully cooperate with your lender and do it before we go out looking for homes. We do not want to see you disappointed by not being ready and poised to make an offer when you see the right home.
- Compromising is part of negotiating. Your agent will listen to you but may give advice you don't like or see it's worth. Experience is a great teacher and what your agent suggests may just work and get you to your goal. Be open minded.
- The sellers property is still their property. Be respectful and don't track up their homes, go through closets or cabinets, pick up and examine decorating items or help yourself to a food left out. Their bathrooms are not there for your needs. Remember some sellers have surveillance cameras and recording devices and can be watching and listening.
- Be on time and if you can't make an appointment or are running late let your agent know well before the appointed time.
- When making an offer listen to your agent and not all that advice from family members and friends. Your agent is your advocate and wants to see you successful in your home search journey.
- Ask us questions. We don't know what you don't know and no question is silly or stupid. This is routine to us and we know it can be new territory to many of you. Give us a chance to enlighten you.
- Time is of the essence and that means full cooperate with your lender and the title company. They are working on the team to help get the property closed on time. Do not open any new accounts or buy any large purchases or make large deposits or withdrawals from your bank account until after closing.
- Home inspections are so necessary but don't think of them as a deal killer. You can work through most of the repair lists and move forward. If there is a showstopper, your inspector, agent and you will know when it is best to let this one go.
- Beware of buyers remorse. This is likely to happen after you reach a contract. If you have depended on your agent's expertise and advice along the way, then relax and know this feeling generally happens to many buyers when they are making a huge purchase like buying a new home. It will pass so relax and look to the future.
- When you have closed on the home, say thank you. We love hearing it. Write a review about your agent and tell your friends. Our business grows by spreading the word and we want to work with you again and will treat your friends with the same great care.
