Mason single family homesIt's been a really weird Winter.  Cold, warm, cold, but not much in the way of snow.  Maybe it's the political atmosphere, maybe it's just general nervousness, but activity is a bit slower than the norm even for the Winter months.  However, there is no reason to expect this to be a long term issue.  Mason homes have way too much going for them for this lull to stick.

What are the key takeaways this month?

  • Don't pay too much attention to the wild price changes up and down over the last few months.  It looks like the hills and drops of The Beast at Kings Island, but we're flipping as the luxury homes do or don't sell.  This month is another big drop as only two homes sold for more than $500k.  The previous month there were 12!  
  • Sales volume was down and frankly a bit low even for a January.  60 homes under contract points to a better February.
  • The low end of the price spectrum was scarce, with no homes sold for less than $100,000.
  • Days to get under contract increased by 1 day each for average and median, but that's essentially the same.  
  • New construction communities are staying busy and Roberts Park is moving along quickly.  There's also a new community coming on Rt 42 called Ambleside Meadows being shared by Drees, Fischer and MI.  And it won't be that long before MI Homes opens up Hudson Hills next door to Roberts Park.  Need help buying any new construction homes, just give us a call at 513-520-5305.
  • 44 of the 134 listed homes not under contract are new construction.  Hire an agent to help you since you DO NOT get a better deal without an agent.
  • Distressed properties (foreclosures and short sales) remain scarce in Mason! None of the 25 homes sold were distressed, and only 1 of the 134 not under contract are distressed (0 foreclosure and 1 short sales). 

 

So what does this mean to you as a Mason Single family home owner? 

NO CHANGE FROM LAST MONTH:  While the Mason market is still strong, it's definitely the slower time of the year with not nearly as many homes offered for sale and not as much buyer activity either.  However, despite the snow on the ground today it won't be that long before the Spring blitz starts again.  NOW is the time to meet and determine what changes need to be made prior to entering the market if you plan to sell in 2017.  And we also recommend getting on the market a bit ahead of most of your competition.  If you're in the luxury category, expect the sale to take longer as you're competing with plenty of new construction offerings.  

Keep in mind, buyers still aren't keen on homes that show their age or feature decor from 20+ years ago, so the more update to date and the more compelling your asking price, the more likely buyers will flock to your door.

NO CHANGE HERE EITHER:  Homes that are in demand are moving quickly so you STILL have competition despite the cold weather.  Limited inventory is even more limited this month.  Move fast and bid strong or expect to lose out.  A weak offer may mean you're going to keep looking even longer.  We highly recommend do NOT wait to write that offer or you may lose the chance to own that home.
