Many builders have their own exclusive agents that work their model homes and see to it that the builder makes the most amount of money on the sale. That means they are not to give anything away unless they have to. If you walk into one of the open houses you need to know that the agent there does not represent you. Don't let the pretty surroundings give you a feeling you are being looked after and represented. You aren't.
This is why you need an agent on your side, one to negotiate and advocate for your best interests. That agent will work hard and try to get you everything you want. The secret is you need to find your agent before you get started looking at new homes.
