HomeShoppers:  Great value in the ones you pass on

Some buyers begin the process thinking they know exactly what they want. But sometimes, their must haves don't match their budget or what a neighborhood typically offers so they need to start anew.

Other buyers have no idea in the world what they are looking for and want to see it all. To be openminded is definitely a good thing but, in order for the homeshopping outings to make sense and begin to take shape, our immediate goal is to zero in on a particular part of town before we can narrow it down to a residence.

Last weekend, you toured 5 homes and you didn't like a single one! This is not a waste of time. Do not despair.

Consider this:

It's only when we know what we absolutely don't want that we can begin to articulate what makes us happy. It's a lot like life.

It's only when we know what we're not that we can finally understand what we are. And that takes time.

It's easy to be fooled by a house that is all fixed up and move in ready. Those are easy to like. But is it really the location, the layout, the price you need? Or will it all be a big mistake?

Homes that aren't so pretty can force us to look past their veneer and concentrate on their assets which will vary with the individual. How will that location work for you? Parking spaces? Guest bedroom? Pets allowed?

Do not be discouraged by the homes you hate. They mean the most when your're at the information gathering stage of the homebuying process. Everybody starts at the same place.

This is a huge undertaking that should not be rushed. Time and patience will yield the decision that is right for you.

I get what you are saying but I guess I don't like to use the word hate.

I like your approach and advice on home searches and viewing, Jill Sackler ... it reminds me greatly of the old saying, "we learn more from our mistakes ... etc."  The same can be said for homes we do NOT like or think an ill fit.  We hone our home search on the rejected properties ...

Debe Maxwell, CRS So well put - cobble together the things they like in a house.

Grant Schneider That's it exactly - the process of elimination.

Hi Ed - couldn't get your link to come up, sorry. Agreed that that's how it should work.

Lynn B. Friedman Sometimes, it's just not clear to us what it is we want right away. It's easier to say the opposite.

Sheila Anderson  A perfect house in the wrong location will definitely not work. A pretty good house in the right location will work beautifully.

Kathy Streib Thank you for the feature. I've moved many times and I can't even imagine going through the process with only 5 houses. This last move took me almost 18 months from start to finish.

Cheryl Dukes - Atlanta Why, yes, that's exactly what I was saying. How cute are you?

Laura Cerrano The moving process is emotionally (and physically) taxing. It's best not to rush it.

Andrew Mooers So much to think about. You should at least have a feel for how it will meet your needs long-term.

Foster Smith Summerville Absolutely, helping first time homebuyers recognize the potential is some of the value we provide.

Dorie Dillard Written with someone in mind who was disappointed with current inventory.

Kat Palmiotti When you are first getting started, knowing what you don't want seems to come before knowing what you want.

Peter Davies Funny, I didn't set out to write an encouragement piece. Just kind of turned into one when I drew heavily from my own experiences.

Shirley Coomer Buyers who have been down this path before may have a better idea of what they want but then they still have to find it, and that's exasperating. Each time you begin a new phase of life, inevitably, there will be some confusion.

Margaret Goss So true. Back to the drawing board where you must identify what you absolutely can't do without and that normally starts with location.

Nick & Trudy Vandekar I think in a confused state of mind, it's just easier to shake your head, "no."

Steffy Hristova Just one of those topics that come to mind after a long day without accomplishment.

Mick Michaud Of course. Everything we saw could have worked well in theory but buyer wasn't "feeling" them.

Joe Pryor I get it. I could just as easily have used the words "passed on" if only I had thought of them

Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi  Thank you for paraphrasing it so nicely.

Comparing current inventory is never a waste.  It allows the buyers to visually, not virutally, kick the tires!  Speaking of tires, I love the ones used in the buggy!  Now that's a way to ride.  I love the simple, humble . . .

Carla Muss-Jacobs, Principal Broker (503) 810-7192 I agree. How can knowing what's available ever be a waste? By the time you make your decision, you will be so sure! The picture spoke to me, lol. They looked like they were searching for a home.
