How Many of the Offers are Cash ? Asked the Selling Agent

   It's going to be a "We're having some fun now" kind of weekend with offers pouring in on a duplex we listed just days ago.   The Seller had asked to put the now vacant handymanshowing units in order....top to bottom, clean, paint, carpet, flooring , fixtures....and get it ready for the market.  We sent one of our crews and put them to work.  The smell tickled pinkof fresh paint lingers and the stream of anxious buyers seems endless.

    All good things must come to an end...we can't keep collecting offers forever...though it is kind of fun...So Saturday at noon the gong will sound and all the offers we have will be considered by the "Pickled tink" Seller.

 Paper Pile    The offer pile has promised to increase before tomorrow and we have an easily understood chart explaining the differences in each one that is being prepared for the Seller.

   Yes ...the Seller is the result of BOTH our purple envelope monthly direct mail campaign AND the divorce part of our practice.

         Like good agents, all ask that their offers be acknowledged in email...there are times when cybermonsters eat email ....and we do promptly let agents know that yes, their offer has been received.

          The assumption in a vacant property is that the Seller would like a quick closing...a valid one...and of course,  a realistic price.  One enterprising agent called and asked, "How many of the offers you have received are cash ?" First of all, of course, we could not tell him....and secondly...money is money...with proof of funds or pre approval from a locally approved lender...it doesn't matter. We can't dMultiple offersivulge the nature of any other offer UNLESS it has an escalation clause and the SELLER chooses to give a Buyer who wishes to use an escalation clause, another offer received so that they may re-submit their "highest and best."

   Another option may well be a multiple counter...each can be for a different reason if the Seller so chooses...closing dates, earnest money amount, purchase price...Sooo many choices of possibilities.  

      Our Seller is literally giddy with excitement...and truly  that IS the best part of all of this !

Came from a reblog. This is such a well written blog post, a pleasure to read. Here is what I left as a comment on a reblog.

In our market where the prices started going up, and you have an excellent condo, completely remodelled, the only way to get what it really is worth is a cash sale. Example. Last year in a very modest complex the units were on average selling about $40K a piece. That time is over, and prices climbed into $70s. The best unit there now is an absolutely gorgeous complete remodel for $109K. Is it worh it? Yes, take a $70K unit and add a $35K remodel work and you are there, but there is no way it would be appraised for that price.
