There are plenty of pros and cons about HOAs on the part of residents who live there, real estate agents, and buyers who are searching for Carlsbad homes.

  

Oceanfront homes without HOA feesWhether you like HOAs and their services, or not, if you are considering single family detached homes for sale in Carlsbad  you will be confronted with many homes for sale with HOA fees, and other homes for sale without HOA fees.

 

As with any criteria, searching for a Carlsbad home that does not have an HOA will limit the choices, as well as the communities you can search in.

 

Be aware that any of the larger planned communities will have an HOA with fees, for example Bressi Ranch, Calavera Hills, La Costa Greens, La Costa Valley, La Costa Oaks, and Robertson Ranch (still under construction) and other communities will as well. If a planned community is of interest because of the new or newer homes and amenities, you won’t have an option but to pay those fees, along with Mello Roos Fees (read about the 6 things you should know about Mello Roos fees in Carlsbad).

 

Search for homes in Carlsbad without HOA feesOne concern home buyers have about HOA is the cost, and it's true those fees can be hundreds of dollars. However, there will be other costs you will incur as a home owner for maintenance, insurance, and other issues in a non-HOA community.

 

Another issue often mentioned by buyers is the concern some have about rules and regulations in HOA neighborhoods.

 

If you are open to living in a home in an HOA or specifically looking for one it's essential to do some due diligence. You certainly want to know what the monthly fees are and what they cover (e.g., water, sewer, trash, master insurance, common area maintenance, maintenance of a gate) so you can add that to your monthly budget. If you are getting a loan your lender will calculate an estimated HOA into your ratios for your pre-approval.  And as part of your due diligence it’s important to review the HOA documents.

 

In the end you may decide that buying a Carlsbad home for sale without HOA fees is what you really want because of costs, the potential rules and regulations and other issues.

 

Currently in Carlsbad about 33% of the single family detached homes available today are homes without HOA fees. These 51 homes range in price from $649,000 for a 1037 SF single story home with 2 bedrooms, 2 baths and an optional bedroom built in 1948, to $15,950,000 for a spectacular oceanfront home with 6358 SF, 5 bedrooms and 6 and ½ baths near CarlsbadVillage.

 

In 2016 there were 266 Carlsbad homes without HOA sold, at an average price of $938,089. Thus far in 2017 we’ve seen 23 non-HOA fee homes close escrow in Carlsbad, with 36 homes that are currently pending.

I can't believe I bought a home in Hawaii with an HOA because at heart I really cannot stand the power plays that seem to dominate so many of them. But it came with the house, and besides, that HOA pays for the roof of each house and maintains the exterior and front yard, so being a long distance owner it makes sense. Don't know how I'll feel if I ever move in there. I don't think they realize how much people hate them . . . or maybe they do . . .
