Top 10 Ways to Sell Your Home in One Day

Wouldn’t it be amazing if you put your home on the market and in one (1) day, you received a full-price offer?

Can a house really be listed and sold the same day? Absolutely! This happens more often than you might think, especially when a professional Realtor is involved. Many of these techniques must be used together, so here they are in no particular order.

PRICE - Would you pay $8 a gallon for milk if the grocery store had helicopters flying overhead, spotlights in the parking lot, and dancing bears on the roof? Me neither. You can have all the advertising in the world and it won’t amount to a hill of beans if your home is overpriced. It takes me about two hours to determine a range of what a particular home should sell for in the current market. You, as the seller, need to pick a price within that range depending on how much you are willing to upgrade your condition, beautify the home, and how quickly you want the home to sell.

PROFESSIONAL DESIGN - Some would call this “staging”. Using a professional designer is much more involved than simply moving some furniture around and taking down some personal photos. It may cost a bit more (paid for by us) but you will notice the difference when a designer is involved. They can help you with everything from paint color choices to adding that just right accessory. The goal is to create a fantasy where the new owner can insert themselves into the home. The buyer may not read a book while taking a bubble bath every night but you still want them to envision doing so.

COMPELLING DESCRIPTIONS - A good agent wants to know everything you know about your home and the neighborhood. Why did you choose this neighborhood? What are the advantages to this location? What sold you on this home when you purchased it? What have you done to make it more appealing since you moved in? Help me to help you by inspiring me to write such a compelling description that buyers will beat down the door to get inside.

PROFESSIONAL PHOTOGRAPHY - You must have pictures that are so phenomenal that people can’t wait to get inside your home! HDR photography, knowing proper angles, being able to touch up photos are all very important for showing your home in it’s best light.

CURB APPEAL - Your home should look so good from thecurve appeal outside that people are excited to see what’s inside. You don’t want to lose someone on a “drive-by”. A neat and clean appearance with colorful landscaping is best. Also, when a Realtor is showing your home to a prospective buyer they could lose interest quickly before entering the home. The Realtor is going to need two or three minutes to get into the lockbox and open the door which gives the buyer plenty of time to make some assumptions about the seller and the property. You want the front door area to be immaculate with no signs of deferred maintenance or lack of care. This sets the tone for the rest of the showing. They are either walking through your home feeling good vibes or they have a critical mindset wondering what else they are going to find that needs attention.

SOCIAL MEDIA - Good agents  generate a buzz before a property hits the market. Social media, when used correctly, is a great tool for doing so. The better your design and photography are, the more attractive your home will appear on Twitter, Facebook, Pinterest, YouTube, Instagram, Snapchat, and other sites. Your home can be placed on these sites before the MLS listing becomes active which creates desire.

ON-SITE ADVERTISING - People still look for homes the old-fashioned way. Potential buyers will  cruise around the neighborhoods they are interested in. The secret is they usually do this to eliminate homes from their search so don’t give them a reason to cross you off their list. You need to let them know ahead of time that the home will soon be available and what amazing features they can get.

CLASSIFIED SITES - Some sellers believe that a buyer must have a sub 500 credit score if they are using classified sites like craigslist to find a home. This is simply not true. Million dollar investors buy million dollar homes and all price points every day from classified sites like Craigslist, Backpage, Hoobly, OodleClassifiedAds.com, and many more.

NATIONAL PORTALS - Zillow, Trulia, Realtor.com are just a few of the very important national portals where your home must be advertised to have a chance of selling in one day. Some of these sites update every 15 minutes so it is very important to start off on the right foot. Pictures and descriptions must be complete and up to date the moment your home is available. Realtors who take the time and effort can enhance your property on national portals to achieve a stronger presentation than the standard feed. They can switch out photos, add additional photos, pay to remove distracting advertisements, write additional descriptions, advertise open houses, write headlines, add a virtual tour, and much more to attract additional attention.

National Portals

WALKING THE NEIGHBORHOOD - We often find that the ultimate purchaser of a home is a friend, family member, or acquaintance of someone already living in the neighborhood. We welcome the nosy looky-loo neighbors. They are a valuable resource for getting your home sold. Who knows all the benefits of living in the area better than they do? It’s fun to drop off a flyer, make friends, and knock on doors. We get them on our side by saying “We are working really hard to sell your neighbor’s home for as much money as possible!” And then we ask for their help saying “I want to give you a chance to pick your neighbor before I do”.  Sometimes they even let us put a directional sign in their yard to help people find your home! This can be done a day or two before the home is put up for sale.  

SINGLE PROPERTY WEBSITE - A website can be created ahead of time which showcases your home. This website can be emailed to prospective buyers, agents in the area, your friends, and family with verbiage that encourages them to share it with others. Ours include pictures, music, virtual tours, neighborhood information, as well as the ability to print a brochure and schedule a showing.

 

If you were counting you have realized by now that our top ten list includes 11 items! That is because we always try to give you a little extra at The Harris Group. This list is by no means all-inclusive we didn’t even mention videos, and drone photography just to name a few.  New and great ideas are being adopted constantly.
