What do you recommend to an owner of a property with deferred maintenance?

 This question could have many answers.  It really depends on what kind of price the owner expects when looking to list their property .
 
Is the differed maintenance going to be very costly?  I always recommend that the seller gets a Home inspection and Pest inspection.  We then sit down and review the reports to decide on what they can or cannot repair.
 
Many buyers are very handy and prefer homes that may need some work and are hoping the sellers will List with a price adjustment for repairs the reports show needed.
 
To capture the highest sales price for your home? This usually occurs when the seller does a complete update to their property, however not everyone can afford this.
