Can I Write an Offer on the Home before we See it?

Denver is experiencing another year of a HOT real estate market, and we are in the fourth year now.    In lower price points, you have to drop everything and get to a new listing right away, or there is a possibility the Seller will accept an offer as they come in.   Most Sellers want to review a few offers and see which one will work best for them.

 

On several occasions Buyers living here in Denver have asked if they can write an offer before they see it, and get their offer into the Seller.    Although each and every offer received must be presented, most listing agents will put other offers ahead of ones where Buyers have not physically been in the home.   Especially relocation Buyers, as if they come out and see the neighborhood and/or the home in person, they may change their mind.    Taking a home off the market for a Buyer that has not seen the home is usually not a good idea, especially if priced below $500K with so many Buyers looking right now.

 

Last weekend I showed one home in 30 minutes, and there had to be ten families viewing the home all at once.

We have gotten offers a few times where "seeing it" has meant seeing it on the internet...not what we recommend either....but sometimes in these days of "technology trust" it does come together.

Joan... I agree. It's one thing if there are no other offers, but in a multiple offer situation for someone not to see the home I think could be risky for the sellers.

This seems like a high-risk situation for the seller. I rent properties "sight unseen" and despite all my warnings, we inevitably get someone that doesn't like the neighborhood or the floor plan or the size of the master...

Wow, that sounds like a HOT market! I have been in this situation twice before, once as a seller's agent and once as a buyer's agent. Luckily for us, it worked out wonderfull both times. But, I completely understand how risky this can be for sellers!

I've had a couple of buyers ask this in the past and I suggested it was not in their best interest given the likely reaction of the sellers, with multiple offers in place. I always mention this possibility to my sellers and none, so far, have been willing to consider an offer from someone who has not seen the property, even if the agent saw it.

Jeff, in our strong market, that is the exact scenario here too.    Too risky for the Buyer to terminate when they eventually see it.
