Here in my little part of Oklahoma, you just never know what a day of showing houses might hold in store for you.

For example:  One day this past winter, I had taken my 4 wheel drive jeep out with a client "just to be safe."

Good thing as we found ourselves on a unplowed snow covered road, sliding all over the place in four wheel drive in order to get to the house she wanted to see.  The funny thing was that, until we got to that neighborhood, there was little to no snow on the roads!

Today's adventure started in Owasso.  That would be the city area.  Nice roads.  Dry roads.  Traffic.  Stop signs.  Stoplights.  "Normal."

Then we headed over to Skiatook.  Skiatook and Owasso have one thing in common.  They both have the city roads and they both have the country roads.  Only Skiatook tends to hold water longer than Owasso.  For you non-Oklahoma folks, that means that areas of Skiatook tend to flood - especially out in the country.  The problem is that you have to go through the country to get to many of the places you want to get to.  So that's what we were doing...zipping down a country road when suddenly there was no road anymore!

Here's where we found ourselves.  (Be sure you read the rest of this below the pic)

Flooded Road

Okay, so now you want to know why I drove my car into the flooded part of the road.  Let me explain.

1)There was a car and a pickup in front of us that were going that way too.  Here in Oklahoma, the trick is to know when you can get through a flooded road and when not to try it.  Sometimes you just have to try it.  Since it was me and another guy (retired police officer) and two vehicles in front of us giving it a go, we decided it was a Tim the Toolman kind of moment and to go for it.

2)You don't take a woman into the water no matter what.  No women were present.  We ARE gentlemen you know.

3)The van tires needed to be washed.

4)We needed to go that way and while turning around before going into the water would have been fun too, it wouldn't have been nearly as MUCH fun.  And besides, turning around would have taken extra time.  We were men on a mission.

5)It really wasn't as deep as it looks in the pic, but it was still just deep enough to be fun!

We made it through to the other side and ultimately to our destination.  All in all it was a good day.

Yep, it's not a desk job, but somebody's got to do it!

Been much deeper and you could have gotten the interior carpet and upholstery cleaned too.

LOL - enjoyed your commentary.  This does sound like a fun day - I love the quirky things that happen to us - breaks up the monotony of writing all those offers, contracts, and addendums... ;-)

That looks like fun. What causes the flooding? Is the land just sun baked and therefor not porous enough to absorb the rainfall quickly? I have lived a lot of places and haven't come across a picture like that one!

Hi Sean.  We're way too smart for that!  Others have tried it and didn't have very good results.  I think I heard that's where Carfax came from maybe...

Chris,

It floods because of the enormous amount of rain we've had lately.  Oklahoma is a natural plain (flat area).  That means water doesn't naturally flow downhill easily.  Normally, we don't get enough rain to flood homes anymore.  Tulsa proper has some of the leading flood control systems countrywide.  However, in the country, some roads have low areas where the water runs over them.  This road will probably be dry again in a day or two.  Doesn't take long.

Gretchen,

They say it snows here, but it hasn't ever really hung around long enough to be verified!  It usually just rains ice!

Hi Sean!

I thoroughly enjoyed your blog...I know I will get nailed for this, but it was such a "guy" thing! Tim would have been proud!  Loved every word of it!  If you ever get tired of real estate, you ought to consider stand up! or cross country guide! Thanks for the laugh!
