Northern Virginia Housing Styles -- Cape Cods

When searching for a home in Northern Virginia, there are many considerations. Most important among these are typically Location (it's a tried and true real estate truism -- say it three times), Price, and Condition.

What else matters? Size. Oh yes, size does matter! Size of the house. Size of the yard. Size of the rooms.

Some people looking for homes have a specific style of home in mind. Contemporary, Colonial, Cape Cod, Split Level, Split Foyer, etc.

CAPE CODS

According to Wikipedia (and general knowledge), "a Cape Cod is a style of house originating in New England in the 17th century. It is traditionally characterized by a low, broad frame building, generally a story and a half high, with a steep, perfectly pitched roof with end gables and a large chimney."

As of May 8th, there are currently 231 Cape Cod style homes on the market in Northern Virginia (Alexandria, Arlington, Fairfax County, Falls Church). They range in price from $250,000 up to over $1.8 million (believe it or not!) The Cape Cods are typically older than the average home on the market, with the average Cape Cod being built in 1950.

The average listing price for all the Cape Cods currently on the market is approximately $530,000.

The highest concentration of Cape Cod style homes are in some of the more well-established communities in Arlington and Falls Church, including Addison Heights, Barcroft, Bel Air, City Park Homes, Greenway Downs, and West Lawn.

This is my style and size! Price ranges?

Capes will always be in style because they are great for the first time homebuyer and can be modified to be more spacious. They are also very deceiving. Always look inside a cape before judging size.

I love the Cape Cod style it's bedrooms upstairs are always unique with all kinds of fun spots for kids.

SALLY: The Cape Cods are an easy to manage home with lots of charm. Currently the ones on the market range anywhere from $250,000 up to over $1.8 Million. Most in the $400Ks and $500Ks.

DENNIS: Yes, I definitely agree with you. The Cape Cods can be an excellent choice for the first time homebuyer and can be modified without too much trouble. Some of the Capes I've gone in are much much larger than they appear from outside.

TERRY: Very true. The Capes have a very appealing style and uniqueness to them. Lots of little nooks and crannies.

Very nice homes! I live in a 1941 Cape Cod with a full walk out basement - of course on the other coast :). People are always amazed how large it is. Fun to see others across the country.

JO: I grew up outside of Boston and was used to seeing tons of Cape Cods. We have fewer down here in Virginia, but they are still a popular style. I remember my friend's family who lived in a very well-kept Cape Cod with a real nice pool in the backyard.

Brian- Some of these Cape Cods must be every old. Are any of them Historic?

Brian: I always loved the Cape Cod homes in and around Northern Virginia and Maryland when I lived there in the late 80's and early 90's. Such graceful New England charm. Thanks for sharing.

These homes also remind me of many of the homes in the Cleveland area where I grew up. Many do not know this, but on many of the old colonial maps from the 1700's... northeastern Ohio was referred to on those maps as New Connecticutt.

KATERINA: While many of these homes are older than the average home in Northern Virginia, you have to remember that to be considered historic up in our area, we're talking 100+ years. After all, there are homes in Old Town Alexandria that date back to colonial times!

If I had the means to do it. I would love to buy one of those Cape Cods and fix it up. Love that style.

Hi Brian, this is a great layout to explain some of the features and benefits of the area and the designs available, very nice post.

Brian - that last picture is what I call a Cape Cod!! Similar in style to the home my grandparents had. Nice article.
