The one thing that I learned was that there are plenty of buyers (or people that want to purchase a home).  The challenge is figuring out how to get them preapproved and if they are preapproved, you have to find out if what it is they are looking for is a reality according to what you know about the market.  The safest suggestion I can give is to not depend on a few buyers, but to prospect for as many as you can get.  If you master the art of listing,  then they will have to come to you, no matter how weak the market is.  Listings control the market, but the buyers are the money.  We just have to be more efficient with our time and concentrate on productive work and not just office work

Buyers may be the money but time is too precious to try to work with them all. Focus on the listings and actually have a life.
