Think About Selling Before You Buy It!

A wish to the weary of buying a home. Proceed with caution, because of one of these days in the future, you're gonna need to sell your home whether you think you're never going to be moving or not. If you're not selective, you could be in for difficult sale. Things like layout, location, site or whatever you can dramatically effect the resaleabilty for your property.  For example, sometimes when I see a property get reported into the MLS as sold, I think to myself the buyer might have walked in to instant negative equity after evaluating the property.  Or in some cases, it looks like the buyer got a really good deal and will be doing OK to bring the home up to the values in the area if they invest in some paint & new carpeting.

So how I advise buyer clients on making the right decision for their new home? It's easy, tell my clients the truth. As a buyers agent, I have a responsible to advise clients on their biggest investment of their lives,a home in the Greater Danbury & Candlewood Region of CT. I'm not afraid to advise clients to walk away from a home if I can tell it won't be a fit for my clients current or future lifestyle. In addition to identifing obvious red flags or mention things from my exprience that future buyers might care about that you might not which can't be changted; such as almost no usable backyard & un-common design for the area. I can find not so obvious items such as expected age of major mechincal systems of the house that assumably work currently, but will probably needing replacement within the next couple of years in addition to the home being listed at the top of your budget.  Sometimes,  it might just an overwhelming number of cosmetic updates needed and the home is not priced properly to reflect the work.

I've seen many people buy homes while giving no thought to selling it down the road. They think it's a "great deal" now but they don't realize it will have to be a "great deal" for the next buyer or it will languish on the market. Good blog, Jonathan Hall
