Carlsbad Homes - Buying a Single Story Home Can Be a Challenge

A fair number of Carlsbad buyers, and others in the general area, are seeking to buy a single story home. For some, this is a requirement, and others just have a preference.

The reasons for this request vary.

  • Some folks are experiencing health issues which make climbing stairs difficult, or they may be anticipating problems as they get older.
  • Some buyers simply have a preference for a lifestyle on one level, perhaps because that is what they are accustomed to.

Regardless of the reasons, adding the parameter to the home search that their new Carlsbad home be single story does limit the number of possibilities. This can become even more restrictive especially if buyers insist on a new home, particular views (ocean or golf course), or other parameters such as size or number of bedrooms that further limit the number of properties that will meet these needs.

Part of the issue is less demand, as well as increased costs of construction and land. And in the newest developments in Carlsbad (La Costa Greens, La Costa Ridge) only a small number of single story homes are available.

Golf course frontage homes along the La Costa Resort and Spa golf course come up for sale on occasion, generally priced in the $900,000 - $1,500,000 range. Some of these are the classic California custom ranches built in the 1960s and 1970s; while not new homes, some have been extensively remodeled.

Newer home in Aviara near the golof course and Batiquitos LagoonThere are also a small number of single story homes in the Aviara area near or on the golf course.

East of Carlsbad Village (referred to as Old Carlsbad) one will often find single story homes on the market.

Currently there are 142 single story homes for sale in Carlsbad (about 26% of the total number of detached properties for sale), priced between $235,000 (all of the single story homes under $300K are manufactured homes in 55+ communities such as Rancho Carlsbad) and $4.25 million (this for a waterfront home with guest house that needs updating).

It can be difficult to find a single story home here too (that's not in a 55 and over community). It took two years to find the right single story home for one client of mine. I think it is because single story homes take up more space on the lot, so if the builder puts in two story homes, he can fit more houses on more lots in and make more money. ??
