The Boulders Carefree and Scottsdale – 2016 Real Estate Activity

The Boulders is a well-known community with an elegant resort and spa on-site. The large boulder outcroppings throughout the community are stunning and make for a very unique landscape. There are two golf courses on property designed by Jay Morrish as well as a tennis complex.
There is a good variety of real estate choices in The Boulders. At one end are the smaller casitas that many people use as second homes or rent out privately or via the rental pool. On the other end are lovely custom-built homes on and around the golf courses.
Here is an overview of The Boulders' home sales activity in 2016. Plus, I have included a snapshot of 2015's homes sales performance at the end for comparison's sake.
THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF 2/28/2017
There are currently 37 homes for sale in The Boulders. The asking prices for these homes range from $495,000 for a 1,690 square foot casita up to $3,000,000 for a stunning custom home with 6,738 square feet.
There are not any pending sales currently in The Boulders. However, there are five homes in UCB (Under Contract Backups) status. This status indicates there is an accepted contract on the home, but the seller is still actively looking for backup offers. Prices for these five homes range from $725,000 to $1,950,000.
THE BOULDERS 2016 HOME SALES
The chart below is all of the sales that happened in 2016 in The Boulders, broken down by quarter.
As you can see, the first two quarters were responsible for most of the annual sales, almost 65%. Things tapered off in Q3, but had a nice rebound in Q4 to finish out the year.
Average sales price was pretty level throughout the year, with a bit of a jump in Q2. Average sales price per square foot was tapering off, and then saw a nice increase in Q4.
THE BOULDERS 2015 HOME SALES
Compared to 2016, 2015 was much heartier year for sales in The Boulders. With the exception of Q4, 2015 beat out 2016 each time.
