Is it true the Bank will PAY YOU to move?

What are you talking about that a Bank would actually pay some one to move out of a home that was Foreclosed on? That was something I wrote 8 years ago, but still field questions about this matter. I am always happy to answer questions and help those in need. The sad part it is unfortunate when the bank forecloses on any property in the  Manchester NH area."

 

 

With owner occupied homes that have been foreclosed. The occupants are usually offered  a relocation agreement know as Cash for Keys. The bank usually has their approved Real Estate agent or Asset management company offer you a "cash for keys" or "relocation agreement" where you are offered a sum of money, anywhere from $500 to $30000 to move within 30 days and leave the property clean and free of damage. Sometimes they offer more depending on your location and the value of the property. 

 

If they do not offer it, simply ask for it!!!! Either way, you can negotiate the time you have to move out and the amount of money they will pay you, so do not feel bad doing so. You must be prepared to move out in 30 days or less and be nice about it. The agent that shows up at your home is not the bank and is not working directly for the bank.

 

I would never want to stay in a place that i would eventually have to leave, staying to fight causes more sleepless nights and stress so at some point you have to say "I'm moving on with my life, i am putting this behind me and getting paid some money to be able move on."

 

One of the most unfortunate parts of this economy is tenants who are paying their rent and their landlords are not using the money to pay the mortgage on the property. The property then goes into foreclosure and soon after the tenants are served with eviction notices. As a tenant you do have some rights, Each state as individual laws regarding tenant law and you should always check those laws for your rights. However in most cases the bank will seek to evict you eventually after the foreclosure. Cash for keys is a great way to get a new start, 

 

I leave you with my now infamous saying that: The choice of who a person hires as their agent sure does matter. The BEST way to go about any home sale or purchase, is to know you, the consumer should not just choose any agent.

When I worked REO's, CFK was always offered and I some people gladly took it, seeing the handwriting on the wall while others were frozen and could not take action. I so remember the couple that ignored the eviction notice and the day the sheriff and moving team arrived, he was watching TV and she was cooking in the kitchen. So sad. I am glad I don't do that part of the business anymore.

Love this: "All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest".  I couldn't agree more.  Cash for keys has been popular hre in FL as well. Banks are still doing it. Many times though, it is not the 'cash' the homeowner was expecting or desiring.

There is still enough for it to be worth it here Debbie Reynolds . Most if not almost all have been vacant, but i do get 1 or 2 a month where CFK is needed. When i have to do a cfk, it is always tough when people have not faced the reality of the situation

Ed Silva I just had one for $7000 on a large newer home. I was shocked when they asked and shocked the bank said yes, but it is cheaper than getting it damaged.

Back in '08 and for a few years after, we did many 'Cash for Keys' and never did anyone not take the deal. But, then again, the homes we never really cleaned up either!

4 out of the 5 regular banks i work with offer a good amount up front, the 5th starts at $500 and negotiates to the dollar. Thank you for your comment Paul Antonelli

I would say about half take the deal here on occupied homes Sandy Padula and Norm Padula, JD, GRI NMLS#1483386 . The other half wish they did when they get evicted. Most of the REO listings though have been vacant.

 I just attended a class and symposium that says most of the laws about requiring banks pay for moving have sunseted and that there are a lot of things that aren't free anymore.  Have you heard this Scott Godzyk

Yes, they are not required to, but banks still will as it is cheaper to pay CFK than eviction and the possible damage that can come with it Paul S. Henderson, REALTOR®, Broker, Tacoma Washington . Out of the 6 banks i work with, only 1 has stopped CFK, the others  will all work to assist in getting the former owner relocated.

Our answer to that is always ...Maybe...sometimes they do and sometimes not...$7000 is more than double what we usually see here.

They still do Kathy Streib but the occupant has to be willing to move within 30 days, otherwise they just evict

The average I would say is $1500, can go to 3000 or as low as 500 for a tenant in a small apartment. 7000 is rare and for the big homes Sally K. & David L. Hanson  .

Scott I'm surprised you're still dealing with so many foreclosures. Perhaps your area got hit after our area did. We don't see hardly any foreclosures or short sales these days (thankfully).
