Can you ever do too much marketing? Spring is at our doorstep, and that means activity is improving. I want it to continue at a faster pace. I market every day online and offline to make that happen.
Land postcards have been mailed and will continue every month until the first snow flake falls again. We have a few builders, but they won’t go everywhere. That means the builder postcards are going out soon. A database of 400 builders will be in the mail next week, and we’ll be playing “matchmaker” with our land and builders who call.
Currently, we have a signed purchase and sales on one lot; an offer ready to be negotiated on a 68 lot subdivision; and another on a three lot subdivision.
Postcards for a Free Market Analysis are mailed every month, and we have 8 new listings from them within the past few weeks. Now, I’m also mailing 1,000 postcards to the database of each of the two team members. Andy received a call today, and Melissa had one two weeks ago.
I think about marketing all day. My thoughts usually result in another marketing piece. It all begins with a creative thought and ends with phone calls. We never know when the calls will come in; but the more we market, the greater the results.
Remember, perception becomes reality in the real estate business. Flood the market to satisfy a variety of needs and wants, and people will respond. There’s nothing more energizing than to witness team members full of life and hungry for more. My job is to make sure they’re fed, and no one starves!!!
I’m not sure this could be done without niches. Land, new homes and resale listings are our niches. You can and should have more than one, but “it works best when they complement each other.”
Builders need land to build the new homes, and those who will buy it always have something to sell. Our focus is on all three, and we’re well versed with each of them. This has been my marketing plan for the past 39 years, and it’s carved in stone.
We need to train the next generation of family members to keep this train moving!!! Someday, I might retire!!! Maybe!!!
