This is an important part of the process of buying a home. In order to determine what a home is worth you have to look at the latest sold home in the neighborhood. Preferably we want to look at homes that have sold in the last six months and that are similar in style. So if you are buying a colonial home I Canton Michigan then you want to look at sold colonial home prices that are close to the home you are looking at. You want to try to find homes that are in the same neighborhood preferably. You do not really want to use home that sold 2 miles away. If you can stay within the square mile and not cross over anything major like major cross streets, freeways, or railroad tracks.
You are trying to find homes similar to your in style, size, and age that sold in the last 6 months. Those are good comparables. Something to determine what the home you are looking at is really worth.
The second video is about bidding on a home. The seller has many factors to consider when looking at your offer. Of course the seller wants the highest price possible when looking at your offer. But they also look at the type of loan you have and how much you are going to put down on the mortgage. They consider how much earnest money you have decided to put down too. One of the important ones to some Metro Detroit home sellers is occupancy. When do you want to move in? The seller may need a certain amount of time.
It is always best to agree to the time that the seller needs if you can. They may need time to find a new home or time for their new home to be finished. Making it easy on the seller in terms of the time may get them to accept an offer from you.
