There is a lot of discussion about what is right and what is wrong in Real Estate. Most often when done right, you do not notice. But, when things go wrong, everyone knows. There are many variables in real estate. Many unique to whether you are buying or selling a home. With 31 years in Real Estate here in the Manchester NH area, let me share some of the things you never want to see when Buying or Selling a home Listing.
10 things you never want to see in Real Estate
1. A Pre qualification letter printed from an "Internet Lender". (Use a local and trusted lender)
2. An out of town appraiser. (Who often do not know thw area, neighborhood or local values)
3. A home inspector that mutters "Uh Oh" over and over as he inspects a home.
4. A home seller who wants to use the value they found on the Internet to use as their asking price. (online estimates of value are often incorrect)
5. An offer that contains lots of blank lines. (incomplete contracts mean trouble)
6. A buyer agent who gives the "code" to their buyer so they can go and check the home anytime they want.
7. Having an offer that states that the buyer wants to use an "out of state" closing company or out of state lawyer to close the sale.
8. A lack of communication, including not answering the phone and or not returning emails. (Even saying you have no news is still news)
9. An underwriter who asks you for a list of items you already submitted 2 weeks ago.
10. Having a buyer show up at your house with their 2 dogs ready to see it.
(Bonus answer) No one wants to view a dirty a home when looking at homes for sale (except maybe cash investors looking to pay 1/2 price)
(Bonus answer) Showing up at a home in the winter and the walks are not shoveled
The moral of the story is there is a RIGHT way and a WRONG way when it comes to real estate. Some of these top 10 are light hearted. All actually happened. Short cuts and discount tactics can lead to disaster when buying or selling.
I leave you with my now infamous saying that: The choice of who a person hires as their agent sure does matter. The BEST way to go about any home sale or purchase, is to know you, the consumer should not just choose any agent.
