In February 2017 Howard County, MD has remained relatively stable! The inventory is lower than last year, Median Sales Prices are up. New contigents are up.
Let's look at the major indicators
Indicator #1 - Homes Sold
In February 2017 Howard County, MD saw 218 homes sold compared with just 254 units this same time last year. The Listing to Sold Price is holding at 95.6%, stable for this season.
Homes are being priced competitively, families are serious about finding that perfect home are taking their time before they put in a contract. The Average Sold Price is $413,043 up from $400,913 in February of last year. Sellers have a very safe investment here, and if they were contemplating putting their home on the market in Summer, they may want to weight there options soon.
Considering the many Government contracts constantly changing here, there really is no “down time”. Many who work in DC choose to live in Howard County for the county's great education system, community and way of life.

Indicator #2 - Active Listings
Inventory for February 2017 Howard County, MD is lower than last February with just 707 active listings. 382 of those being new for the month, which is consistent for the area. There are currently 338 new pending contract Sales for February 2017. We don't see this slowing down anytime soon.
That is what we have been saying here at The EPIK Home Group of Keller Williams for a while - prices have stabilized and homes are selling fast while interest rates are still LOW!
Indicator #3 - Days on Market
The Average Days on the Market rose to 102 days from 88 Days February of last year. The median Sold Price for homes in the area is $377,450 which is close to 8% higher than this time last year!
