When you're in the real estate business since the 1970s, like me, you either are in love with the business or you're a crazy person. I prefer to think of myself as a Realtor who is passionate about her work. A person who puts her client's needs first and tries her damnedest to keep the peace in a transaction on top of providing superior service.

My plan is to blow them away by exceeding expectations, but the expectations in the first place need to be reasonable though. That can be difficult when as a Sacramento listing agent I cannot control the other side of the transaction, and cannot make the buyer's agent and their buyers do exactly what they promise to do. But I can find a solution to lessen the disappointment when they fail to perform.

Elizabeth, Backup offers are the way to go.  I am not a fan of agents who write multiple offers all over town waiting to see which one gets accepted .... even worse, when the release the same day.

I love having a back up offer that I can pull into primary position.  A lot of agents don't get the concept of back up though.  Buyer agents seem clueless.  They don't want to be a ratified back up, but will call relentlessly to see if the other offer has fallen through.  Never will understand why more don't accept being an official back up.

Hi Elizabeth -- back-up offers work.   For buyers and sellers too.  Establishing and discussing expectations is a big part of what we do.  The number of Back on Markets speaks volumes about these times.

Chris Ann Cleland I've had two escrows where the backup buyer moved into first, and a third where the first buyer became primary. And that was just last week.

Michael Jacobs It's getting so I want to strap the buyer to a chair under a bare light bulb and sing Stuck in the Middle With You (Reservoir Dogs style) before putting my seller into escrow.
