I once heard an exerpt from an interview with Donald Trump who mentioned he purchased Real Estate during the last know recession.

Great post, we are seeing alot of activity with investors picking up properties for great deals, the flipping market is alive and well here.

That and most of these investors don't mind holding on to a property for a year or 2, they are renting them out and when the market is mnore favorable for selling will put them on then.

For home buyers sitting on the fence, now is your time to take advantage.

Thanks Andrew  for taking time to stop by and share....your comments "the flipping market is alive and well here" echo what we've experienced recently and yes, we agree with the important point you made.... investors do not mind increasing their rental portfolio's at times like these and then waiting for more favorable market conditions to sell!

ditto to your comments keith-had a cash closing on one of our listings this month already - no need to compare new good faith estimates against new hud 1, does not apply 

working with another cash buyer this week

having more private banking transctions- where a mortgage free property allows seller to carry the note

the times they are a changing to the way this country started -
