This is a real estate market activity report for the Crystal Canyon condominium community in the city of Azusa. In this report I will share a recap of units for sale, in escrow and sold so far in 2017 along with a look at sales for the previous five years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
The location is very close to the Azusa Greens Golf Course and to the Azusa Gold Line light rail station which opened in 2016. The station(about two miles away) is near the Target store in the Downtown area as well as other shopping and dining establishments. There is also easy access to both the Foothill(210) and San Gabriel River(605) freeways.
Crystal Canyon is situated adjacent to the Angeles National Forest with the San Gabriel Mountains as a backdrop. There are 228 single level condos and two story townhouse-style units. The landscaped grounds are highlighted by numerous amenities including tennis courts, a swimming pool, spa and lounge area.
The complex was built from 1985 to 1987 and is comprised of both single level condos and two story townhouse-style units. The condos are arranged in two story buildings of eight units. They range in size from one bedroom/den/one-and-one-half baths to two bedroom/two bath floor plans. The condos have either a balcony or patio space. The upper units have higher ceilings. There are in-unit laundry connections. Parking is a one car detached garage and one deeded open space. There is also some guest parking available.
The townhouse-style units are two story and larger with two or three bedrooms and two-and-one-half baths. They have direct access to an attached two car garage. These units feature high ceilings, fireplaces and in-unit laundry connections.
There is currently one unit in Crystal Canyon available for sale. It is a three bedroom/two-and-one-half townhouse with approximately 1530 square feet and is priced at $409,000. There are three units(a mix of condos and townhomes) in escrow. So far in 2017, there have been two bedroom/two bath condo units sold. Both closed in January for $330,000(approximately 1085 square feet) and $335,000(approximately 1007 square feet). Both were upper level units, while both had updates, although more recently completed in the smaller of the two.
In 2016, there were fourteen mls-reported closed transactions ranging from $280,000 t0 $390,000 with an average sales price of $3330,707(median sales price $322,500). Over 70% sold at or above last list price for an average 99.47% with an average price per square foot of $303.82.
In 2015, there were been 23 closed transactions reported ranging from $260,000 to $416,000 with an average price of $322,563 (median $307,000). They sold at 99.89% of last list price and for $272.54 per square foot on average.
From January through December 2014, there were 16 sales. They ranged from $228,375 to $350,000 with an average price of $293,461(median $285,000). They sold at 100.74% of last list price and for $255.37 per square foot on average.
In 2013, there were 15 closed transactions according to mls statistics with an average sales price of $252,523(median $235,000). They sold on average at 102.68% of last list price and for $223.79 per square foot.
For the twelve month period in 2012, there were 17 sales with an average sales price of $210,540(median $205,200). The average price per square foot was $181.51.
Available inventory of properties for sale continues to have an impact on sales at Crystal Canyon. Obviously more detailed information is necessary for homeowners considering selling in order to arrive at a suitable list price
that will attract attention as well as for prospective buyers to have the right information to craft the best possible offer strategy. There are nuances for
each to consider including condition, updates(or lack of them), timing and emotional appeal. Obviously the mix of sales in any given period of time can skew the overall numbers so we will analyze the data in greater depth.
This affordable yet relatively convenient-to-Pasadena location has certainly grown in appeal since the opening of the Azusa Gold Line light rail stations(there are two).
