Buyers:  Don't Wait for the Photos to See the House!

 

In a seller's market, there are fewer listings to choose from and the good ones sell before the pictures are added.  So you cannot sit back and keep clicking and waiting for the pictures as a buyer or you will miss out on the best listings!

 

I had this happen to my buyer twice in one week.  She was sent the link to the listing as soon as it hit the MLS, but she wanted to see what it looked like before scheduling an appointment.  By the time the pictures were online, the house was under contract with no more showings.  :(  How does this happen, she said.

In a seller's market, this is all too familiar to the agents that are in it everyday.  When I go to a listing appointment, I can tell that the house will not last long if priced right and staged to sell.  And that makes the marketing and photos that much more important.  Especially in multiple offer situations.  There are many buyers like mine that would not go and see a home until they had an idea of what it looked like....they don't want to waste their time or the time of their agent.

 

So as a listing agent, is it to your seller's benefit to have multiple offers?  Of course it is.  And the way to achieve that may be having the photos online immediately once it hits the MLS.  Getting more buyer eyes both online and in person might result in more offers and a higher selling price for your seller.  In late January, I listed a home that received 4 offers within 24 hours, 3 of them above the asking price.  The seller was thrilled!

 

As a buyer's agent, I counsel my buyers to look for neighborhoods that they like.  And if a new listing comes on the market, the time to see it is as soon as possible.  If you wait for the pictures, it might be too late.  There are many agents that don't post pictures right away or have professional photos taken and not upload them until the next day.  

 

Having a strategy in a seller's market may be as simple as seeing every new listing the first day on the market.  There are too many buyers and not enough listings.  After a buyer loses one home, they will amp up their aggressiveness to get to the new listings first and make an offer that the seller cannot refuse.  Call me today to see what is available and to receive all the new listings that meet your criteria!

Agreed.  As a listing agent, I have the photos and marketing ready to go when it hits the market.  But in our market, that is not always the case.  Every agent is different.  Thank you for reading and commenting.

This is true, Karen. Then again, I don't list until I have a full panoply of professional photos as I believe that helps generate more and better buyers.

You are correct, see it as soon as possible.  Often word of mouth to the neighbors gets the info out before the listing agent gets a chance to publish in the MLS.
