Do You Prepare the Seller Someone Might Use the Bathroom?

I just read a post by Scott Godzyk about a sale almost not happening because the seller freaked out when the buyer used his toilet. We agents know that life happens. Buyers and their children and even agents have strong calls of nature when out for period of times looking at homes. This brings up an important point, d0 you let your sellers know that this is a possibility that someone might use the bathroom?

 

We all have had occasions while showing homes that the little ones just have to go. The parents look over to the agent and ask if it alright to use the bathroom. Though we don't like giving permission we know if we don't that there could be a mess in the floor which would be worse. Besides, who would even consider buying a home if the prospective buyer was banned from using the bathroom? 

 

I have worked with some more elderly clients and they had health issues including not having much bladder capacity. Though we took frequent breaks, it seemed that nature would call just as we arrived to another house. The buyer had to go so what do you do? You have to let him go. Again, I don't like giving the permission (it always makes me uncomfortable) but we have to be able to use good common sense, too. I will not deny someone in need, even myself.

 

So the question is, if the home is on the market, wouldn't if be better to just prepare the sellers that this possibility may happen? They should have the home ready for showing and that means the bathrooms should be clean and presentable as well. If the seller is an OCD type, and can't bear the thought of someone in the bathroom, then he can do a little extra cleaning after each showing. That should handle it.

 

I know if I was selling my home and a buyer had a strong need to use the facilities, I would want him to go ahead, use the toilet and go back to looking at the house. Having to hold it, so to speak, takes you mind off the mission at hand of buying a home. I sure don't want the showing to be cut short by a buyer having to rush off to find a public bathroom and never returning.

 

This is a delicate subject I will be discussing at my future listing appointments. Of course, all medications should be carefully put away when showings are taking place. It is better to prepare the seller for the reality of how it is when showing and looking at homes.

Hi Debbie - I don't think I have ever directly mentioned this to my sellers! I do make sure toilet tissue is in the hall bath; I prefer people (including myself when I'm touring or with buyers) not to use the master if at all possible. After hosting an open house, I check all bathrooms to be sure they are tidy.

Could not have said it better than Lottie Kendall. It happens occasionally, so by all means use the guest bath. sometimes, none of the vacant homes have their water turned on.

Hi Dörte Engel, Yes, guest bath it is. I do not let buyers use bathrooms in houses with no water on or turned off to the toilets. That's disgusting.

Debbie, thanks for this discussion on a topic that will more than once be a part of our business.

I have shown homes where the Seller posted signs on all the toilets, DO NOT USE.

I felt that attached a negative attitude to the house.

Vacant homes are often the most difficult. Often the water is turned off. I have shown these homes and frequently someone previously had used the toilet but could not flush. It was not pleasant.

I like to discuss with the seller these possibilities.

Well aren't Amanda S. Davidson 's clients gracious! (#12) That's inspirational!  

Although this topic arose from a special situation (#30), it's worth remembering that sellers are sometimes VERY sensitive about letting go of their property, and we just never know how that might manifest itself.     Great post and another thing to add to our lists...I often laminate signs calling attention to this or that feature, so this is another laminated sign I'll create in advance.

Nature called for my clients the other day and the seller had turned the water off! This was not an auction or short sale. It was a regular listing. I was mortified, but we found some water and were able to flush....

Of course sellers should be prepared for this to happen!  Just ask if they had guests in their house and they needed to go. In addition, when I list a vacant home, I always make sure there is toilet paper, soap, towels, trash bin and tissue in the bathroom for the people who go through.

My listing on market right now has 2 baths. I suggest the hall bath. When showing to buyers I inform them I'm not a maid and they should use the lever on the commode. Small children need to be accompanied by adults. We know how they like to lock the doors and play.

I missed Scott's post, I'll have to go back and find it.  While it's not ideal, sometimes it can't be controlled.  It is a good idea to let seller's know it's a possibility.  If they have been home buyers before you would think they would know by experience, or just that it happens and people need to go, but it's a good idea to be upfront as it may just not be something they consider. -Kasey

Good morning Debbie. What a great post and important topic. I was often the one that needed the toilet but always left the bathroom as I found it and carried a small towel in my bag. It seems to me the showing agent should check the bathroom once his client is finished.
