"Zillow Zestimate"................DeBunked!! 

 

Yes, you heard me correctly,

 

 

Zillow Zestimate DEBUNKED!!

 

I frequently receive Zestimates from Zillow

for previous properties I had for sale,

or have sold in the past.  

This morning I received one on my own residence.

 Here are my findings.  

First, I will show you the report,

then I'll give you my DeBunk!

 

Let me start off by telling you a little bit about my house.

 

  • Year Built 1998
  • Roof Age 1998
  • Flooring Ceramic Tile, Carpet, Parquet
  • Bedrooms 4
  • Baths 2.5
  • Kitchen - Tiled Counter Tops, Breakfast Bar, SS Appliances
  • All Electric
  • Master Bedroom Down
  • His & Her Closets
  • Master Bath Separate shower with Jetted Tub His & Her Sinks
  • 2 Living Areas
  • Breakfast Bar and breakfast area
  • A/C age 3 years
  • Private Courtyard in Front
  • Cabana Area in Back Yard
  • Sodded back yard
  • Added concrete in front for additional parking
  • Indoor laundry area
  • 2 Car Garage - Standard size for the Island

 

     As I am reviewing Zillow's Zestimate

I am finding my house compared to a waterfront house.  

My house is not on the water.  There is no water view at all.

 

     Another comparable is a house that is larger than mine,

with all the bells and whistles of a new construction home

-since it is new construction-

that sold for less than what they are valueing my home at.  

I don't know about you,

but even if I wasn't a Professional Realtor,

I would still understand that

my house that needs lots of updating and a new roof,

would not be valued the same as new construction.

 It would be valued for less.  

If someone had to choose

between New Construction Homes on the Island,

and My House,

They would definitely pick New Construction

- especially if it was priced almost $100,000 less.  

 

I do want to Thank Zillow though!  

It makes me smile and dream

about all the things I could do

with the additional cash in my pocket if I were to sell.  

 

If someone would give me the price Zillow is giving on their Zestimate,

then I could be out immediately!

 

Have a great day and don't always believe everything you hear on Zillow - sometimes the value is more than their Zestimate, but in this case it is less.  Don't be fooled and make sure if you are a buyer, you are working with a Buyer's Agent who is there to look out for you!

Hi Brenda, when we sold our last home 11 years ago, at that time I sold it for what was then the highest resale price in my subdivision at $775K. Zillow kept saying my house was worth $875K... maybe it would have been if I was in the Ballantyne Country Club 2 miles down the road.

You are a quick read Nina Hollander .  I truly wish their prices were right sometimes, but other times they value a Million dollar home at $600,00.  It goes both ways but I am glad to see they are not getting it right in other areas of the country as well.  Their information is only as good as the Realtors who are giving it to them, which should not.  We all pay for the information and we are the professionals that know the market.  That is something a computer program will never be able to replace, along with our friendly smiles and professional service!  Have a great day!

It's funny that in the past week I showed my husband our "zestimate" and we both laughed.  He asked if someone from zillow would come buy our house. We could buy a like house and get out of debt completely if they did. LOL

Hi Tammy Lankford,  That is so funny.  My husband and I said the same thing.  We said we would call everyone we knew to start packing, then put an ad on craigslist to get rid of the rest-or just leave it for the new buyer if they wanted it.  My husband was talking about taking living room furniture, I said who cares the buyer can have it if they want! Brenda - You just provided a great example of why Zillow Zestimates do not work. They typically use comps that are all over the board; 1,000 square feet larger, 3bd 1ba 2cg and they use a 4bd 2.5ba 3cg as a comp, in addition to the examples you provided. I just wish consumers would get it.

Information from the sites like Z. is based on a limited set of facts about a house, such as square footage an number of rooms. However, those AVMs may miss important factors, like  a desirable school district, view, noisy street exposure, privacy, etc. You have to compare the subject property to identical or similar and make all proper adjustments since rarely properties are the same( condition, location, layout, sqft, etc.) and this is a good agent, like yourself, does.
