Best Escrow Company in Southern California
Having worked in California for a few years now, I've encountered a lot of different escrow companies and agents. On purchase transactions, the seller often chooses escrow, so I see many different faces on different transactions. I'm here to tell you, most escrow companies and agents aren't worth their salt, and certainly aren't worth their fees (either that, or I'm on a run of bad luck that's going on 2 years). I've encountered the overpriced escrow company who has fees bordering on insanity. I've encounted the escrow agent that has no attention to detail. I've run into the one that cannot think even a centimeter outside the box in getting things done. I've had a lot of poor experiences with escrow & title services.
Fortunately, I found one company that has been my go-to since discovering them. At the time I first used Tiempo escrow, I had 3 transactions moving in Southern California. One with an escrow company that a seller chose (purchase), a refi working with an escrow company referred to me by a friend, and a third working with Tiempo - I had met their rep at a Christmas party and she seemed sincere, knowledgeable, and not salesy, so I decided to give them a shot after a few poor transactions elsewhere. Out of the three I was using at the time, Tiempo was lightyears ahead with regard to service, communication, getting things done quickly, and being able to work together to close escrow quickly and with happy clients. On a purchase contract when financing is involved, it's the lender that will have most contact with escrow, so it makes very little sense that a seller will customarily choose escrow (and let's face it, it's very rarely the seller, and more typically the sellers agent that makes the choice). More buyers should be choosing who performs escrow and title services on their transactions (and negotiating this into their contract). Too often I see a listing agent using their cousins (or aunts, uncles, brothers, nanny's dog's owner's) escrow company, and too often it leads to poor service that benefits no one but the escrow company (and perhaps the person referring them, but kickbacks are another blog for another day).
In addition to the real estate agents and lenders, escrow (or title companies in those states) is a vital part of the transaction team, and choosing the wrong one can cause tremendous headache and a poor overall experience, even when everyone else on the team is doing a great job.
