We were approached recently by a woman who had been recently widowed and did not want to continue being a landlady without her husband's assistance. He had been a generous soul...too generous in allowing extra time to pay rent that never happened...the duplex had been trashed with everything from heavy smoke to flooring, paint, light fixtures...you name it. Tenants had been evicted and she was in a quandry as to what to do or where to start.
Should she sell it "as is".....if not....she did not know where to start with what needed to be done to get the house ready for sale. We went to work with getting quotes on everything we felt needed doing...we always have a list of capable folks and vendors with great prices ready to help our clients. We gave the woman written estimates and timelines as well as "as is" pricing. She opted to have the duplex re-done and we had our crews get to work.
New carpet...fresh paint...new hardware...bright light fixtures....ready for a new owner or investor to move right in and fall it home....and the lines extended down the street with showings that had to end at some point and the multiple offers presented to the very pleased Seller
So many good things as the result of one sale...the homes in the neighborhood now had a sparkly new comp....the Buyer achieved his goal of a becoming a landlord in a neighborhood he loved....and best of all...our Seller was thrilled with the work we did and has become a raving fan and referral source.
We really do love these kinds of situations that turn into wonderful opportunities for everyone !
