I added the following numbers:
What I paid for the property in the mid 2000s
What I have spent in property maintenance and improvements since that time
What I need to net from the sale of the property
And a bonus because my house is the best house in the neighborhood.
Hmmm...said a voice... That list price is significantly above the list price at which several other similar properties expired in the past few months.
That's OK - as I said it's the best house in the neighborhood.
And I'm sure it will appraise.
Hmmm...said a voice...and what will you do if it doesn't appraise for that price?
CRICKETS!!
Hmmm...well let me know if you decide you want to list at a price the market data indicates is appropriate.
In the meantime I can refer you to other agents who will "Buy" your listing...
