This is a real estate market activity report for the Quattro Blú condo complex. In this report I will share activity so far in 2017 with a recap of sales for the previous four years.  The statistical information included here t has been
Quattro Blu Condos 128 North Oak Knoll Avenue Pasadena 91101gathered from our local multiple listing service(mls) and may not include all transactions in the complex.

 

Quattro Blú was built in 2004 by Pacer Communities and consists of 53 one and two level units with either two or three bedrooms and up to three baths. The approximate square footage ranges from a little more than 1000 to nearly 1700.

 

The location of Quattro Blú at 128 North Oak Knoll Avenue is just north of the Pasadena Playhouse in a neighborhood that is highly walkable with easy access to abundant shopping, dining and cultural options.  Transportation is quite convenient as well with close proximity to freeways and the Gold Line light rail station at Lake Avenue.  

 


The complex features four levels with two elevators, lobby and a central courtyard.  There are two levels of secured parking including guest parking 128 North Oak Knoll Avenueand a fitness center.  Additionally each residence has secured storage space in the parking garage.

 

The units feature high ceilings, fireplaces (some plans), gourmet kitchen with European-style cabinetry and stainless steel appliances, spa-like master baths and generous storage.  Each unit has a balcony or patio space.

 

  • There are currently no Quattro Blú condos for sale, none in escrow and no sales have been reported so far in 2017.  

 

  • In 2016, there were five mls-reported closed transactions ranging from $677,000 to $770,000 with an average sales prices of $734,400(median sales price $730,000).  Five of those transactions closed above their last list price for an average of 101.80% and a price per square foot of $490.90 for the year.  

 

  • There were were six transactions reported in 2015.  These sales ranged from $590,000 to $747,000 with an average of $681,292(median $715,000). They sold at 99.53% of last list price and for $478.56 per square foot on average.

 

  • Full year 2014 also saw six closed sales ranging from $570,000 to $715,000 with an average price of $642,667(median $649,000).  They sold at 100.05% of last list price and for $472.04 per square foot on average.   

 

  • In 2013, there were four sales reported which ranged from $525,000 to $630,000 with an average of $563,950(median $549,500).  They sold at an average 97.41% of last list price and for $449.48 per square foot.
