What is going on out there, are there still great deals

Hi Rico.....Long time no E....Hoping all is well.

Yes there are still great deals in Las Vegas as there is a plethora of REO/Bank Owned properties that are selling at a great discount from the original sold price.

Las Vegas is still 1/2 the price of New York, California, and Hawaii...... and Las Vegas is still very much the cosmopolitan city that has everything to offer to any resident or tourist.

Rico, the market has shifted from a "Buyer's Market" to a "Competitive Buyer's Market."

With this I mean that yes there are great deals for sure, but a buyer needs to be prepared to compete for these great deals as it is very common place for a bank owned property to have multiple offers on it.  I have seen as many as 14 offers within two days of a newly listed bank owned property.

Yes even in California this is happening yesterday I called an REO agent who just took this listing about 4 days ago. He told me I have to be honest with you I have 11 offers currently on this property, and if you are going to submit one it needs to be about 9,000 over the list price.

I could not believe what he told me, but then again even at 9,000 over the list price is still about 73% under the going market price in this area..

I would even go 15,000 over the price.

I'm going to submit an offer for about 10,500 over the asking list price today...

 

I have 3 other examples on REO's that have recently sold for higher than the listing price.
