There are any number of factors that determine what makes a good agent. While temperament, experience and a willingness to listen are all key in my view, the simple most important element to success is being prepared. You can not fake crucial information and ease with it. It takes time to prepare, it takes commitment too. So the next time you think you know the community, the property or anything else you are sure of: think again. Preparation distinguishes the best from those who want to be.

Sheila, I suspect the typical seller has no idea just how much prep work an agent does prior to that listing interview. Which is part of what makes it so frustrating when you show up and realize they already know the agent they're going to hire and you're just there for brain fodder.
